Abstract There are a lot of old condominium buildings needing reconstruction because of the weakness in earthquake resisting and decaying equipment. Reconstruction condominium buildings is di出cult because of t...he difficulty of getting consent for reconstruction, complex property rights, and the cost. In this study, the possibility of reconstruction condominium buildings is examined using the case of Fukuoka City from the perspective of costs. The reconstruction was simulated by calculating the costs of reconstruction by System of Proportional Shares method with the data of condominium buildings in Fukuoka City (provided by Fukuoka City Housing Authority), and the land price and unit construction cost. The main work of this study can be divided into 3 parts; 1. comparing the difference of rate of reduction between Fukuoka and Tokyo; 2. calculating the variation in the rate of reduction after reconstructing the building based on the integrated design system; 3. examining the difficulty in conducting reconstruction in Fukuoka City.show more
